Operations Manager - Brunswick Shopping Centre




The purpose of this role is to manage operational activities for the centre on conjunction with the line manager.


Key Responsibilities


Commerciality


• Assist with developing and maintaining a positive image of the building in its location
• To monitor all activities relating to the centre(s), reporting and taking action as appropriate
• To address any operational queries raised by tenants
• To attend and actively participate in meetings with service providers
• In the absence of the Centre Manager, act as point of escalation for operational issues and take appropriate steps to address such


Quality Control


• Work in partnership with the service provider to ensure KPI’s are met, standards of presentation are maintained and service improvements are implemented as appropriate
• Regular inspections of the building fabric
• To work with CBRE colleagues and external consultants in ensuring a maintenance and repair programme is in place
• To compile and maintain records relating to the centre(s); e.g. asset register, plans, plant testing, etc., taking any action which may be required
• To produce regular reports to Centre Manager and surveying team, as required
• To manage major work programmes on site, acting as the liaison point for all parties involved


Compliance


• Assist with the drafting, control and reporting of service charge budget and expenditure for the centre(s)
• Assist with the management of Health and Safety compliance on site, and the maintenance of records and the Meridian system
• To support Environmental management initiatives for the centre, in compliance with CBRE/client policies
• To proactively manage risk in conjunction with the Centre Manager
• To ensure the centre achieves the KPIs set by the client, in conjunction with the Centre Manager and surveying team


Person Specification/Requirements


• Experience within the facilities management sector or a service driven environment
• Experience of successfully delivering targets
• Proven ability to understand and analyse data and create/recommend solutions to problems
• Ability to work with a broad spectrum of internal and external contacts
• NEBOSH
